Q2 2024 - Manhattan Townhouse Market Report Sales: Slow sales in the first quarter ultimately resolved, leading to positive growth both year-over-year (YOY) and quarter-over-quarter (QOQ). Contract activity was positive as well compared to Q2 2023, suggesting strong closing metrics throughout the second half of the year. Prices were up compared to last year, and the median & average prices up by 6.3% & 1.5%, respectively, while price per square foot declined 3.7%, hinting at improved affordability. Inventory was up by 5.2%, as buyers continue to be selective, mirroring the overall Manhattan market.
