Lending environment for real estate in Japan remains accommodative – CBRE Japan CBRE's 2024 Japan Lender Survey reveals a supportive lending environment, with 25% of senior lenders and 43% of mezzanine lenders dedicating all their loan volume to new acquisitions in FY 2023 and lending conditions, such as LTV and spread, remained stable or slightly eased, particularly for the hotel sector. The percentage of respondents indicating that 100% of their loan volume was for new acquisitions in FY 2023 reached 25% for senior lenders and 43% for mezzanine lenders, both up from the previous year. Lenders clearly remained committed to providing funding for new real estate acquisitions in 2023. Chinese equities showing signs of life. Our product partner HALO GLOBAL ASSET MANAGEMENT LTD profited today from strong earnings report from a leading chinese travel platform Tongcheng-Elong Holdings Ltd, also know as Tongcheng travel holdings Limited. The #HongKong listed shares opened 10% higher reported strong revenue growth, which is expected to continue into 2025. Earnings grow at 20%, 20% of the market cap is cash and shares are trading at P/E 2025 of 10. #China as a market is generally hated, but there are some very cheap, good-quality companies that are still growing. It is these types of consumer companies Andrew Williamson-Jones looks for when investing in Emerging Asian consumer companies. As a sector, tourism has been poised for structural growth for many years, not just from China but also from intra-ASEAN travel. 12% of the VT Halo Global Asian Consumer Fund is currently exposed to tourism, indicating optimism about its future. We at Active Fund Placement encourage investors to log-in these low valuations for structural growing companies that gain market share. Another example of such a company would be Trip.com Group Asian Consumers withstand the recession fears.

Read our latest report on the HDB market! In 1Q 2024, transaction volume of HDB resale flats was 7,068, 8.0% higher quarter-on-quarter (QoQ) and 1.3% higher year-on-year (YoY). This is the highest 1Q volume since 2021. On the demand side, the first wave of ex-private property owners (PPO) who were waiting out the 15 months’ period to buy a 5-room or larger flat entered the market in January 2024. Some of the ex-PPO may have bought smaller flats instead of waiting out the 15 months. On the supply front, there was more supply of HDB resale flats put up for sale in 1Q 2024, some of these coming from those that reached their 5-year MOP in 2022, 2023 and 2024. The top 5 most popular HDB towns among buyers in 1Q 2024 are Jurong West, Punggol, Sengkang, Woodlands and Yishun. The number of million-dollar flats continued to reach new highs too. HDB resale flat transactions are estimated to be between 25,000 to 27,000 while resale flat prices are likely to consolidate in the range of 3% to 5% this year.
